What are we looking for?

  • Profile:
    • Properties rented for retail operations such as stores, restaurants, bank agencies and restaurants.
  • Location:
    • Cities with more than 300,000 people in a radius of 100 km from São Paulo.
  • Access / Visibility:
    • Location with visibility.
    • Recent and well conserved facade.
    • Parking facility.
  • Minimum Parameters:
    • Minimum monthly rent: R$100,000 (one hundred thousand Reais).
    • Minimum investment: R$8,000,000 (eight millions Reais).
    • Notes:
    •   Buildings must be in a good state of conservation.
    •   We study properties with already existing buildings for retrofit projects.
    •   We do not study offices buildings.

    What to submit to indicate a property?

    A] Location:

      1. Full address.

    C] Technical Assessment:
           a. State of Conservation:
                  i. Electrical.
                  ii. Hydraulics.
                  iii. Structure.
                  iv. Gas.
                  v. Air conditioning.
            b. Installations of the present tenant:
                  i. Fixed furniture.
                  ii. Finishing.

    D] Legal:
           a. MRegistration number (updated max. 30 days).
           b. IPTU (local property tax).
           c. Commom area fees (if applicable).
           d. City Hall Guidelines.

    E] Tenant:
           a. Contract:
                  i. Describe rental period.
                  ii. Value.
                  iii. Readjustment criteria.
